Website's long-term value

I think this should be the single-most factor to keep in mind, when looking to sell a website. You do not want to sell then regret this move after a few years. A strong argument should be advanced on the basis of the site's potential for revenue growth over time.
 
There's this good friend of mine that always get suspicions when he's looking to sell anything. When there are many offers, he asks himself a lot questions including whether or not it's ever worth selling the item. I think the longer-term value brings forth a strong argument.
 
I wouldn't be surprised if there was someone who sold a website or domain then years later realized that this was a wrong move. You have to factor in a website's long-term value before making such a move since you can never look back again.
